Late in 2003 I heard about a 48-unit town home development for sale in Victor Idaho just 25 miles from Jackson Hole Wyoming where I’d been developing land and building custom homes.

The seller, who had a successful landscaping business in the area, had received all the City approvals for a new town home subdivision.
 
He planted beautiful Apsen and Evergreen trees, built sparkeling ponds & flowing waterfalls, massive cobblestone bridges, and even manicured the stream banks to create an oasis unlike anything the community had ever seen.

Then he began building his first homes…and quickly ran out of money.

To keep the project from bankruptcy, I had to buy it in less than 2 weeks and it was obvious my local Banker couldn’t move that fast.

I called my friend Al, a retired Realtor in Tucson who, for many years had been my mentor, and I ask for his advice.

After hearing the details of the opportunity and my timing dilemma, Al’s reply changed my life. He said

"I’ll loan you what you need from my IRA, It will take about a week"

Little did I know, that Al had been buying & selling real estate in his IRA for over a decade. His IRA account was easily able to loan me over $2 Million to buy the property on short notice.
